Fort Bend County

Fort Bend County assesses and collects taxes for the County General Fund (roads, general services, etc.), the Drainage District, and Lamar CISD. Sweetgrass in the City of Richmond Extraterritorial Jurisdiction (ETJ). Fort Bend County Drainage District

Fort Bend Central Appraisal District

The Appraisal District is the entity that sets the value of all properties within the county. This value is then used by the taxing entities, e.g., Lamar CISD, Mud 187, Lid 6, to set their tax rates. The Appraisal District can give you all the information available on residential and business properties in the county. Assessed value, ownership, building size, property size, taxing entities, taxes assessed, maps, and more. A good source with which to keep current on the community’s value.

Fort Bend County MUD 187

A municipal utility district (“MUD”) is a political subdivision of the State of Texas created over a limited area of the property to provide water, sewer, drainage, parks, and road facilities.  After the developer has funded this infrastructure and based on the MUD’s assessed value, the MUD will issue bonds to reimburse the developer for the infrastructure constructed.  The MUD sets an annual property tax rate to pay for the debt service on the bonds and to operate and maintain the MUD.  Residents pay the tax rate based on the Fort Bend County Central Appraisal District value of the property they own.  After the debt is retired, the City of Richmond has the option to annex the MUD into the City limits and dissolve the MUD.

Fort Bend County LID 6

The County Commissioners created Fort Bend County Levee Improvement District No. 6  (“Fort Bend LID 6”) to protect land from flooding by the Brazos River.  Fort Bend LID 6 includes the Del Webb development, Veranda development, Williams Ranch development, and the George Foundation land.  Fort Bend LID 6 constructed an earthen levee from the Fort Bend County complex, and it ties into the Fort Bend MUD 121 levee close to River Point Church.  Fort Bend LID 6 issues bonds to reimburse the developers for the earthen levee, gate structures, and regional drainage ponds that work together to provide regional drainage for localized rainfall.  The earthen levee protects property from the rise of the Brazos River.  Without Fort Bend LID 6 and its facilities, development would not have occurred in this area, or mandatory Flood Insurance purchase would have been required.  Fort Bend LID 6’s tax rate has a debt service component as well as a portion for the operation and maintenance of the district facilities.
